Visiting the property to assess its rental value.
Arrange for an Energy Performance Certificate to be carried out.
Obtaining references for tenants
Arrange for an inventory to be carried out.
Preparing tenancy agreements
Collection of first month’s rent plus deposit
Registering the deposit with the Deposit Protection Scheme
Collection of rent on monthly basis
Statement of account to landlord on monthly basis
Arranging payment of regular accounts as instructed by landlord

Inspecting the property quarterly and providing inspection reports to landlords.
Arranging maintenance if required ensuring habitable standard.

Rent and Legal Protection

One of the most worrying aspects in renting property, whether you have a single property or a large property portfolio, is that of rent collection and ensuring that the rent is paid and paid promptly. Of course, obtaining the right tenant in the first place can ensure that this does not become a problem. However, even the tenants with the best references can fail to pay the rent through circumstances beyond their control such as redundancy, illness or relationship breakdown.

As a result, and to provide added security, In 2020, we have introduced a unique Rent & Legal Protection Scheme (R&LP) for all new units taken on, which is built into our Full Management services. R&LP Should Be the Starting Point for any Let. This is designed to protect your investment, providing peace of mind, meaning once your property is ‘let’ you can rest assured knowing that you will receive your rent.

Additional added benefits of R&LP is it covers all of the Landlord’s own legal costs incurred in evicting tenants, as a result of non-payment of rent. It’s nice to know you are covered.
